How Do I Rent an Apartment?
 

    Renting an apartment through Inn-Town Homes is a simple process. In November 2011, we will have a full leasing staff who will be happy to assist you in renting your future home. Our professionally trained staff will take you around and show you apartments that you are interested in renting and answer any questions that you may have.

    We have great apartments in awesome locations, so just call or stop into our office to set up an appointment (614-294-1684). We strongly suggest that when you set up an appointment to view apartments you set it up at a time where the majority, if not all, of the roommates are able to make it. This will expedite the process of finding your perfect apartment, so you will not miss out on your first choice! Again, it is best to pick a time when ALL of the roommates are able to see the apartment.
   
    It is important to be as informed as possible when renting an apartment. Inn-Town Homes will provide valuable & helpful information when you come to view our apartments. Please share the information with all roommates and with your parents to make sure that they are all on board before you take any action. Inn-Town Homes requires each and every student to have a cosigner when they rent an apartment, therefore, we want them to have all the same information that we give to you.

 
THE SIMPLE RENTING PROCESS

    When you find your perfect apartment through Inn-Town Homes, and are ready to rent it, at least one of the roommates needs to come into our office at 2104 Tuller St. to put down the deposit. The deposit, which is the same amount as one month’s rent, must be put down in order to take the apartment off the market so no one else can rent it. Because renting an apartment is an extremely competitive process, this is the ONLY way to take an apartment off the market. Inn-Town Homes has a strict first come, first serve policy.

    When a deposit is put down on an apartment, it holds the apartment for 10 business days. At this time, a folder of paperwork will be given to you with explicit instructions on when everything else is due and must be turned in within the 10 day period.

   Renting process is as follows:
   Day 1 - At least half of the deposit is paid by cash, check, money order or credit card. Separate payments can be made by the roommates, and parents are able to call in with credit cards over the phone.
   Day 2 - Master Lease is due. This is the lease that needs to be signed by ALL roommates that are going to be living in the apartment. This lease makes the roommates jointly and severally liable for the apartment and the rent each month.
   By Day 10 - The second half of the deposit is due, unless paid in full on Day 1, and all cosigning leases and applications are due. Each and every student must have a cosigner in order to live in the apartment. The cosigners will have limited liability based on the number of people living in the apartment. Cosigning leases can be mailed out or faxed by our office to reach the cosigner in a timely manner. Cosigners must have their signatures notarized. Returned faxed copies of the cosigning leases and applications will not be accepted. We must have the original signature on all lease papers.
